The background
An escape of water from a defective water heater had resulted in water entering below the floating chipboard floor and insulation at the medical practice located in a rural village. The medical practice and Insurer had been advised that drying the property would entail removal of the floor and internal partition walls with subsequent reinstatement.
In order to maintain the surgery’s day to day activities whilst drying and remedial works took place, it was proposed to accommodate the practice in temporary buildings at the front of the property. Provision of these with associated connections to essential services and security measures was expected to cost the Insurer in excess of £100,000.
PAS Surveying was instructed to review this strategy and advise whether alternative approaches with lower cost and shorter time implications were available.
The solution
It was apparent that use of advanced drying techniques would allow the floor construction to be dried without its removal. In consultation with a specialist restoration contractor, a drying strategy was recommended which limited use of the specialist equipment to weekends, allowing the medical practice to continue its day to day activities and eliminating the need for temporary accommodation. Drying of the floor in this manner also reduced the extent of remedial work required.

Our knowledge and experience of advanced drying methods and a considered evaluation of the extent of damage resulted in a substantial saving and allowed the practice continued and uninterrupted use of the building and its facilities whilst drying and reinstatement took place.
